What furniture is already in the apartment? What do I need to bring myself?
CollegePlace Provo provides all of the furniture needed. This includes a bed, mattress, desk, chair, kitchen table, dining chairs, couch, fridge, dishwasher, microwave, and washer/dryer.
How do I get my keys? Where do I check in?
CollegePlace Provo will be doing a drive-through on Move-in Day! You will follow the line, provide a government-issued ID, and receive your move-in packet. This packet will have your keys, critical documents, and more!
▪ If you are moving in after your scheduled move-in date, you will just need to come to the front office to retrieve your move-in packet.
Are utilities (electricity, water, internet, trash) included?
- Yes, all of the utilities are in CollegePlace Provo’s name. Utilities are billed back evenly to you and your roommates. Utilities can range between $30- $120. The average we see is around $40-$50.
- There is a separate cost of $25/month called the communication fee. This covers your internet usage, key fob access, and TVs provided in your unit.
Who do I call if something is broken?
- If you have a work order for a non-emergency item; you will submit a maintenance request on your resident portal.
- If there is an emergency (Fire, Flood, Blood, No HVAC, or no hot water) Please call 911 if needed or call (801) 494-5449 and a member of CollegePlace Provo’s team will come and assist you.
How do I get my mail/packages?
- Your apartment should have a mail key which you and your roommates can share. If your apartment does not have a mail key, one of you should go to the post office located at 936 S 250 E, Provo, UT 84606. Show them your lease, and they will create a new mail key for you and deliver it to our office. We will then notify you when the mail key is ready to be picked up.
- Packages are delivered to your front door, so be sure to include your apartment number when ordering packages. The office does not accept packages.
Are there quiet hours?
- Quiet hours are from 10 PM – 8 AM.
- Do not disturb or threaten the comfort, health, safety, or convenience of other residents, neighbors, or staff.
- Avoid behaving in a loud or obnoxious manner (noise complaints are a lease violation).
What other rules should I be aware of?
- You must follow all written apartment rules and community policies, including care of property, trash disposal, balcony use, and common area behavior.
- The property can make reasonable rule changes that apply to all apartments.
- You must keep your unit clean and clear of trash.
- Common areas like pools, gyms, and lounges must be used properly and according to posted rules.
- Business activities that bring customers to your unit are not permitted.
Can I have guests overnight? What is the policy?
You may have guests in your apartment for up to three days. No guest can stay in the apartment for more than 3 consecutive days without prior written consent from management. You’re responsible for your guest’s behavior, and any violations or damages caused by your guest are treated the same as if you did them yourself. You cannot have other people “occupy” the apartment — only residents and authorized occupants may officially live there. Management can exclude guests who break community rules or disturb other residents.
Where do I park? Do I need a parking permit?
A parking permit is required, but is subject to availability. By signing a lease, you have already been added to our parking wait list, and office staff will reach out to you if a spot becomes available for you.
What are the essentials I shouldn’t forget (pots, pans, towels, toilet paper, cleaning supplies)?
We will provide furnishings and appliances, but you are responsible for bringing cooking utensils, cleaning supplies, food, hygiene supplies, bedding, and any other supplies you need. You may want to coordinate with your roommates to split up responsibilities (for example, one person buys toilet paper, another buys dishwasher detergent, and so forth).
Do I need to bring my own shower curtain, trash cans, or light bulbs?
You do not need to provide a shower curtain. You will need to provide your own trash cans, including in your bedroom and public spaces such as the kitchen and bathrooms. You are also responsible for replacing light bulbs if they go out.
What decorations am I permitted to bring? Can I put thumbtacks or nails in the walls?
- Please feel free to decorate your apartment to make it feel like home!
- You may not put up any decorations in windows, including flags, notes, or anything else that clutters the space.
- You may not put up decorations in public spaces that include political messaging or are otherwise offensive.
- If you use thumbtacks or nails in the drywall, you will need to patch those holes before you move out. Failure to do so may result in charges to repair the drywall.
What size bedding do I need? (Twin XL? Full? Queen?)
CollegePlace Provo provides twin XL bed frames and mattresses.
Should I bring my own router for internet?
Yes! CollegePlace Provo provides wired internet access to each apartment. Our internet provider is Fastel Broadband. You’ll need to bring your own router to convert the wired connection into a wireless WiFi signal. This means you have full control over your internet connection! You can check the speed, change the Wi-Fi password, and manage which devices are connected to your network. Note that there are multiple ethernet ports in the apartment, so you may also choose to connect a device directly to an ethernet port, bypassing a wireless connection.
Are there things I should not bring (candles, certain appliances, pets)? Things that are now allowed at CollegePlace Provo.
- You can’t use candles, kerosene lamps, or kerosene heaters without prior written approval.
- Open flames are generally not allowed — this is a standard fire safety rule.
- No water furniture (like water beds).
- No washing machines (unless provided by the property).
- No adding phone or TV-cable outlets, alarm systems, or changing locks.
- No large space heaters that are gas-operated or could be a fire hazard.
- You can’t cook on balconies — so no outdoor grills unless specifically allowed.
- No hazardous or flammable materials.
- No feeding stray or wild animals.
- No storing anything in gas appliance closets.
- Bikes, skateboards, and scooters cannot be ridden in passageways or common areas.
- No storing vehicles inside the unit (like scooters or motorcycles).
- No pets or animals are allowed without prior written consent.
- If you’re approved for a pet, you must sign a separate animal addendum and pay any required deposits or fees.
- Service animals or assistance animals must follow special rules and may require documentation if the disability isn’t obvious.
How do I submit a maintenance request?
Log in to your resident portal, the same account you use to pay rent. Then navigate to the dropdown menu, “My Apartment,” then click on “Maintenance.” You’ll then click on the button that says “Request Maintenance.” A small form will appear where you can provide details about your maintenance request, including photos, as well as any notes for our maintenance staff about entry. You can then click “Save Request,” or “Submit & Add Another Issue” if you need to submit multiple maintenance requests.
Should I bring tools for small fixes?
You may bring tools if you so choose, and we will not stop you from making small repairs if necessary (for example, if a screw is loose, you may want to tighten it). However, all repairs are expected to be handled by our maintenance team. If there are any small fixes that are required, please submit a work order as you would for any other maintenance issue.
Do I need renters insurance?
- Insurance is required. You have two options:
- Option 1: Use the renters insurance CollegePlace Provo provides.
- This insurance is liability only and does not cover any personal belongings. You are automatically opted into this plan, and it costs $13/month.
- Please note that CollegePlace Provo cannot remove this fee if you want to opt out. It is 100% controlled by our insurance company, and you must communicate your desire to opt out with them.
- Option 2: Provide your own personal insurance.
- If you have your own, you will need to opt out of the insurance CollegePlace Provo provides. The opt-out process is through our insurance provider. They will review your personal insurance policy to ensure it meets the needed requirements for the property.

What safety tips should I know about the neighborhood?
The area around BYU is generally very safe, but theft from vehicles is unfortunately common, as BYU students are perceived to be “easy targets.” This is exacerbated by many people who do not lock their vehicles. To prevent theft, ensure you remove any valuables from your vehicle and keep all doors locked.
How do I pay rent? Is it online? When is it due?
- Rent is due on the 1st of every month. Rent is considered late on the 5th after 12:00 midnight. Once rent is late, a $75 late fee will be applied.

- Make sure your name is on the check. We want to know whose account to add it to!
- No Cash! We do not accept any forms of cash.
- PLEASE NOTE: If you feel a charge was added erroneously but you are unable to contact staff for any reason (e.g., it’s the weekend), it is usually much better to pay your full balance and avoid late fees, and dispute the charges you feel are erroneous after we have returned to the office. This will save you a lot of pain if, in fact, the charges were correct.
What happens if I lose my key?
- Contact the leasing office immediately.
- Pay the replacement fee or rekey fee (they’ll tell you the amount).
- Pick up your new key or fob from the office once it’s ready. If you don’t return all keys and access devices (like your bedroom key, mailbox key, or door fob) when you move out, you’re liable for replacement costs.
- If you lose a key during your lease, you’ll likely have to pay the cost to replace or rekey. This usually includes:
- The cost of making new keys or fobs. ($75 each key)
- If rekeying is needed for security, you’ll pay that fee too.
What happens if I have roommate problems? Who do I talk to?
- For most problems, residents are expected and encouraged to resolve issues privately.
- Our team can act as a mediator between roommates if severe conflicts arise, but management will only become directly involved if a lease violation occurs.
How can I be a good neighbor/roommate?
- Clean up after yourself in the kitchen, bathroom, and living room.
- Take turns with chores, talk about a fair schedule for dishes, trash, or sweeping.
- Don’t leave your stuff (backpacks, shoes, food) all over common areas.
- Talk about quiet time for studying or sleeping.
- Be upfront if something bothers you, don’t let problems build up.
- Ask before borrowing food, clothes, or supplies.
- Follow the guest rules and get roommate approval for overnight stays.
- Don’t have loud parties without everyone’s OK.
- Make sure guests respect your roommates’ space and the lease rules too.
- Knock before entering closed doors.
- Keep your music, calls, and video chats at a reasonable volume.
- Keep your music, TV, or gaming at a reasonable and respectful volume, especially at night.
- Be aware of noise in hallways or outside your door.
- Use headphones when your roommate is sleeping or studying.
- Say hi to neighbors — small gestures help build a positive vibe.
- Hold doors open when you can.
- Be polite when using shared spaces like laundry rooms, study rooms, or lounges.
- Treat your roommates and neighbors how you’d want them to treat you.

What happens at move-out — do I get my deposit back? What do I need to clean?
- You will receive your entire deposit back if you:
- Pay all rent & fees you owe
- Leave the apartment clean and undamaged (normal wear & tear is fine)
- Return all keys, fobs, and access devices
- Provide your forwarding address in writing so we can mail you the refund.
- Why you may not receive your entire deposit:
- We may deduct costs for unpaid rent, cleaning, repairs, missing items, damage beyond normal wear, lost keys, etc.
- By law, we must send you an itemized list of any deductions and the remaining refund (if any) within 30 days of move-out.
